An aging housing stock with many original systems

Half of Port Charlotte's homes were built before 1983 (ACS 2024). Many of those homes are on their second or third air conditioner, and older systems in the area may still run on R-22 or early R-410A equipment that is near the end of its life. Port Charlotte also has one of the highest homeownership rates in the region (83.2%), so most replacements are paid for by the owner, which makes the equipment price matter.

Port Charlotte knows hurricane wind damage. Hurricane Charley's eyewall struck Punta Gorda and neighboring Port Charlotte in August 2004. During Hurricane Ian in 2022, offshore winds kept most surge sensors in Port Charlotte dry, so the damage was mostly wind-driven, and NOAA reports at least 200 homes destroyed in Charlotte County. After a storm, have a licensed technician check that the outdoor unit is still level and secured to its pad.

Permits and installation in Port Charlotte

Charlotte County issues mechanical permits for Port Charlotte. The flat fee is $90 plus a 2.5% surcharge. A Notice of Commencement is required when the contract is over $15,000. Owner-builders may not sell or rent the property within one year of the work.

An AC change-out needs a mechanical permit. A licensed contractor normally pulls it. A homeowner can pull it as an owner-builder for their own home under Florida law, but the refrigerant work still requires an EPA 608-certified technician, and Goodman's warranty requires dealer installation for units ordered online or by phone.
