Is a 3.5 ton AC the right size for your home?
A 3.5 ton air conditioner moves 42,000 BTU of heat out of your home every hour. In Florida that typically fits about 1,800 to 2,100 square feet. It is common in larger three-bedroom and four-bedroom homes, open-plan layouts and homes with a lot of west-facing glass.
At 42,000 BTU, the 3.5 ton system is the largest size that still falls under the 45,000 BTU/h line in the DOE efficiency rules. In Florida it therefore has to meet the same 14.3 SEER2 minimum as the smaller sizes, not the 13.8 SEER2 that applies from 4 tons up.
Square footage is only a starting point. A Manual J load calculation accounts for insulation, window area and orientation, ceiling height, duct location and how many people live in the home. If your load calculation comes in lower, the 3 ton system covers 1,500 to 1,800 sq ft. If it comes in higher, step up to the 4 ton system (2,100 to 2,400 sq ft). Not sure? Use our sizing guide or call us with your square footage and the model number from your old unit.

3.5 ton AC unit price
Our price for the 3.5 ton Goodman system is below the manufacturer's advertised minimum, so it appears in your cart: add the system above to see it, with no obligation. That price covers the condenser and air handler only. A full replacement also includes labor, a mechanical permit, refrigerant line set, a condenser pad, an electrical disconnect and whip, a float switch and removal of the old unit. Our AC unit cost guide breaks those costs down.
Larger systems cost less per ton of cooling, so compare price per ton when you are choosing between two sizes.
Want heating too? See the Goodman 3.5 ton R-32 heat pump. It uses the same AMST42CU1300 air handler.

Florida minimums come from the DOE Southeast regional standard: split air conditioners under 45,000 BTU/h need 14.3 SEER2, and those at or above 45,000 BTU/h need 13.8 SEER2. Read our Florida SEER2 guide for details.
